How Much Does it Cost to Run a Holiday Lodge?
When you purchase a holiday lodge, it’s important to understand not just the headline price and site fees, but also the additional running costs that come with ownership.
At Leisure Resorts, we’re committed to complete transparency so you always know what to expect, with no hidden surprises. Here, we’ve outlined the key services and optional extras that may apply, helping you plan ahead with confidence.

Utilities
Owners are responsible for electricity and gas, which are precisely metered to individual usage. We partner with reputable energy providers and, crucially, pass on unit rates directly with no markup. Unlike some operators, Leisure Resorts does not charge separately for water or rates – these are included within your comprehensive site fee.
Insurance
Your holiday lodge must be fully insured each year to cover both buildings and contents. Costs will vary depending on the value of your lodge and the level of cover you choose. If needed, Leisure Resorts can introduce you to our trusted insurance partner, AJG, for tailored holiday home insurance.
TV Licence
In most cases, your main home’s TV Licence will cover your holiday lodge. However, if anyone is watching live TV or using BBC iPlayer at the same time in both locations, a separate licence may be required. In this case, a Non-simultaneous Use Declaration should be submitted to TV Licensing.

Hot Tubs
For lodges that benefit from a hot tub, there is an annual fee of £750 + VAT. This covers all maintenance in line with HSE guidance, including emptying, refilling, energy management, chemical checks, and dry oxide cleaning – ensuring your hot tub is always safe, clean, and ready to enjoy.

Winterisation (Drain Down)
During the colder months, winterisation is essential to protect your lodge’s plumbing. Leisure Resorts offers a cost-effective service to professionally drain down your lodge, giving you peace of mind during off-season periods.
Many insurance providers require this service to be carried out by a recognised professional.
