What do our Site Fees Include?

Site fees are an annual charge paid by lodge owners for the use of their pitch and the ongoing management, maintenance and services provided across the resort. At Leisure Resorts, your site fee covers much more than simply having a place to keep your lodge. For 2026, Leisure Resorts site fees are:

• £5,596 per year at Angrove Country Park,
• £6,128 per year at Aysgarth Lodges and
• £7,041 per year at Ullswater Heights.

All site fees include piped gas, water rates, refuse collection, drainage, landscaping, security and a concierge grocery service. Annual increases are capped at 6% under our Site Fee Promise.

Our dedicated team keeps every area of the park well maintained, from communal lawns to flowerbeds and woodland walks. You can expect a beautiful, welcoming environment every time you arrive.

• Park Security

Discreet yet effective security measures are in place to give you peace of mind, whether you’re visiting for a weekend or staying for longer.

Also included in your site fee is our Complimentary Concierge Service, delivered by your dedicated Owner Experience Manager. This service helps maximise your time on park by handling the little details that make a big difference:

• Pre-arrival preparation – heating turned on, hot tub ready, and a warm welcome waiting

• Grocery delivery and unpacking – including careful handling of chilled and frozen items

• Newspaper or magazine deliveries, by arrangement (local charges may apply)

• Local recommendations and reservations for dining, attractions, and experiences

• Transportation bookings including taxis and private hire (available during office hours)

• Celebration planning – from flowers to special touches for birthdays, anniversaries and more (local charges may apply)
