Everything you Need to Know About Selling Your Lodge
While we genuinely don’t want any of our owners to leave, we understand that circumstances can change. Should the time come when the owner considers selling a lodge, we want to ensure a clear and transparent understanding of the process and the available options.
It’s an essential consideration that depreciation will naturally factor into the resale value. The original price paid for a lodge often includes various costs, such as transportation, siting, connection, commissioning, groundwork, and other associated sale expenses. When these initial costs are considered and depreciation factors are applied, the suggested resale price is often lower than the initial purchase price. We believe in being upfront about this to help set realistic expectations.

Your Selling Options with Leisure Resorts
At Leisure Resorts, we offer two primary options to facilitate the sale of a lodge:
Option 1: Private Sale
Under this option, an owner is primarily responsible for finding a buyer and marketing the lodge. However, Leisure Resorts will provide crucial support by handling the following aspects of the sale:
Accompanied Viewings
We will accompany potential buyers on tours of the park and the lodge, showcasing the environment and facilities.
Paperwork: We will provide and complete all the necessary paperwork related to the sale, ensuring accuracy and compliance.
Transaction Management: We will manage the sale transaction, ensuring a smooth and compliant process from start to finish.
Please note that choosing the Private Sale option means the buyer will not receive the benefit of any warranty for the lodge, nor will they be eligible for Leisure Resorts promotions or discounts, such as included site fees.
For this option, Leisure Resorts reserves the right to approve the prospective buyer. This may involve us requesting a meeting with them in person, carrying out checks with credit reference agencies, and taking other appropriate references.
The fee for this option is 15% plus VAT of the selling price. This fee is aligned with industry standards set by the British Holiday Homes Association (BH&HPA), reflecting the support we provide in ensuring a compliant transaction.
Option 2: Assisted Private Sale
In this option, Leisure Resorts takes a much more active role. We actively market the lodge, utilising our established marketing channels and budget to find a suitable buyer.
In addition to all the inclusions highlighted above for the Private Sale, this Assisted Private Sale option also brings significant benefits for the prospective buyer, which can help entice them:
Warranty: The buyer will receive our standard pre-owned warranty, providing them with valuable peace of mind.
Site Fee Promotions: To help make the purchase more appealing, the buyer will benefit from Leisure Resorts offers and promotions, such as 12 months of site fees being included.
Funding: The buyer will benefit from access to preferred rates and terms of funding through our finance partners.
Sales Team Incentives: We offer commission incentives to our sales team to expedite the process of selling a lodge.
The fee for this comprehensive option is 23% plus VAT of the selling price, which is an additional 8% to the standard 15% detailed above. This option requires additional documentation confirming the agreement for both parties.

Lodge Pricing Policy
Following term 28 of the Site Licence Agreement, Leisure Resorts’ pricing policy will determine the total sales price of a lodge. This policy is in place to ensure a fair, reasonable, and realistic price is set according to current market conditions, and it applies regardless of whether the Private Sale or Assisted Private Sale option is chosen for listing a lodge. This approach ensures fairness and consistency in our sales process.
